Excellent tips, Amanda. Home owners need to understand that it's rare to get 100 cents on the dollar back on their investment, but that their home will sell faster and at a higher price if it's in prime condition. And many also confuse maintenance projects (such as a new roof) as an improvement. Again, it helps sell a home at a better price but you don't recoup 100% of the investment.

These are some great tips and I concur with what Nina Hollander said... especially about confusing maintenance as an improvement. 

Upgrading for personal enjoyment is one thing but if a home is being upgraded for the sole purpose of adding value for resale, it gets tricky.

Excellent advice, Amanda. Not all renovations have a good return, but some simple ones can easily be worth the effort. I've read that a new front door returns 110% in value. Who knew?
