Detached Home Sales in Kingstowne October 2015:
•Number of Sales: 24 (no change from September)
•Highest Priced Sale: $990,145
•Lowest Priced Sale: $325,000
•Median Sale Price: $568,902 (decrease from $587,500)
•Median Days on Market: 26 (no change)
•Median Sale Price to List Price Ratio: 97.08% (decrease from 98.11%)
The number of detached homes sold in Kingstowne remained the same from September to October. The median sale price decreased but, as I mentioned in my market report for September there were many homes that closed well over the mid to upper $500k range we typically see so the decrease was expected this month. The median sale price is still healthy and the decrease isn’t something to be alarmed by. Reviewing the same time period last year the number of homes sold showed no change, 24 homes for both 2014 and 2015 in October. Median sale price was lower last year by $19,402. Days on the market are slightly lower this year – 28 in 2014 compared to 26 this year. There are currently 77 detached homes for sale in Kingstowne, down from 86 in September. Seller’s need to be mindful of how important it is to select the right agent that knows your neighborhood and can properly guide you through the listing process. Winter is a great time to list due to less competition but, it requires the right marketing plan to give your home maximum exposure.
Townhouse Sales in Kingstowne October 2015:
•Number of Sales: 29 (decrease from 33 in September)
•Highest Priced Sale: $640,000
•Lowest Priced Sale: $303,800
•Median Sale Price: $439,000 (decrease from $439,900)
•Median Days on Market: 14 (decrease from 19)
•Median Sale Price to List Price Ratio: 97.74% (decrease from 98.27%)
The number of townhouse sales decreased from September to October in Kingstowne but, just slightly. Days on the market decreased by 5 and the median sale price saw very little change, a decrease of $900. The number of townhomes sold in October 2014 was higher than 2015; 40 vs. 29. The median sale price saw a slight increase this year, up by $2,000. There are currently 72 townhomes for sale in Kingstowne. This segment of the Kingstowne market remains a seller’s market. Inventory has been very low and while it’s still not plentiful it has slightly increased in the last two months. Homes that are going under contract have similar characteristics; they show well, are priced according to the market, and are easy for agents to show to their buyers. Hiring the right agent to guide you through your sale remains an important factor to sell for the highest price and in the shortest time possible.
