Selling Your Home While Going Through Divorce

Legal AdviceSelling your house under normal circumstances can be stressful enough. Selling your house in the midst of a divorce can be a total nightmare. When selling a house, sellers are advised to leave their emotions out and look at it as a business transaction. When you put divorce in the mix, it may be rather difficult to leave your emotions out. Carrying the burdens of a divorce is hard enough and you may not want to bother with the sale of your mutual house as you have already checked out from the relationship. It is essential to have good legal representation as well as a REALTOR® whom you would put all your trust in to get your house sold. Selling your house while going through a divorce is not easy, professional REALTOR® will be there to assist you and hopefully listen to your worries, concerns and guide you from listing to closing.

If the decision is to get the house sold prior to final divorce, here are some tips to ease your stress;

-Hire a Professional Home Stager- When dealing with life-altering decisions, the last thing you might want to do is to make your house look visually appealing to potential buyers. Not to worry, there are professionals who will take on this task for you. Your Realtor can direct you to the right Professional Home Stager.

-Hire a REALTOR® you will be able to work with for a couple of months- Your Realtor will most likely be someone more than somebody who’s going to put a sign in the yard and get you to closing table. They might have to be flexible to meet with you and your partner individually. Your choice of Realtor should be someone you could trust in and someone who’s going to be there to listen to your concerns. 

-Find out if there are any liens on the house-In order to transfer clear title to the new owners, you must have a clear title. It’s best to find out whether there are any liens on the house early on and address them prior to closing. In Florida, title companies will be able to order a title search which will show any liens that may be on the house. Other states may be different, however, in Florida, your Realtor will be able to assist you with this.

The fact you’re going through a divorce is irrelevant when pricing your home and potential buyers don’t need to know the reason for the sale.
Keep in mind on the surface, selling your house while going through a divorce is no different than any other sale.
