If you are a homeowner selling your house in a seller’s market with high demand and low inventory, it’s a reason to be happy. However, even in a hot seller’s market, it is possible to go weeks..months without any offers and few showings. Before you know it, your listing has become stale and you’re no longer in a seller’s market. We all know real estate market is always changing.
It’s important to a home seller to do it right when it comes to listing your house for sale. There are 3 home selling mistakes to avoid if you are serious about selling your house.
Home Selling Mistake #1- Overprice. This is probably the biggest ones why listings expire or see major price reductions, even in a seller’s market. Let’s face it, home buyers are savvy and know exactly what your home is worth based on all the comps their agents have provided them with. Do homes sell over list price? Absolutely they do but can you afford to take that chance? Selling a home isn’t like gambling, your most valuable asset is at stake. Your next move depends on this sale so before you decide to overprice your house, ask yourself if you like to take a chance.
Home Selling Mistake #2- Not preparing your house to show. This includes lack of necessary repairs, curb appeal, de-cluttering, removing odors and pets during showings, being flexible with showings.
I like to share an experience I had just yesterday. I am working with out of state buyers who are moving from New York to Clermont FL and only have four short days to find their home. They are looking for a home priced up to $250,000 and we really don’t have that much inventory. So when I saw a new listing in MLS, I was excited just based on the pictures and the description of the home under “public remarks”. Per showing instructions, I called the agent, left a voice mail, texted and emailed. When I didn’t hear back from her, I called her office to make an appointment. Long story short, after about two hours, I was told we were good to go and the homeowner will be there to let us in, no lock box. The home looked great from the outside, I noticed a window A/C unit which is not common in Clermont FL, especially if the home is only ten years old. We were greeted by eleven dogs, two rabbits, beautiful birds that were in their cage and some cats running around. I can’t even describe the smell, I started itching after just a couple of minutes. The homeowner was trying to be helpful and following us around, the room with the window A/C unit was cool but rest of the house had to be at least 90 degrees. It was 109 degrees outside yesterday.
Unfortunately, this home isn’t going to work for my buyers. If we just relied on the photos and the description of the home in MLS, they definitely would’ve made an offer.
When you decide to sell your house, think about it as a product. A product that will appeal to potential buyers. Remember, if they’re not able to comfortably preview your house, they’re not going to consider it.
Home Selling Mistake #3- Choosing the listing agent for the wrong reasons. If you don’t think the listing agent wouldn’t make a difference, you are mistaken. It’s important to select your agent based on their knowledge and whether you trust this individual to get your house sold in a short time for the most profit with the least amount of stress. This person not only should be your listing agent but someone whom you will call your friend for the years to come.
Your home is one of your largest assets, don’t gamble. You can not afford to test the market and hope something will stick.
