Detached Home Sales in Kingstowne July 2015:
•Number of Sales: 37 (decrease from 43 in June)
•Highest Priced Sale: $945,000
•Lowest Priced Sale: $260,200
•Median Sale Price: $535,088 (decrease from $541,131)
•Median Days on Market: 21 (increase from 19)
•Median Sale Price to List Price Ratio: 96.93% (decrease from 97.44%)
The number of detached homes sold in Kingstowne saw a decrease from June to July. The number of homes sold decreased by 6; the first decrease in four months. The median sale price decreased a bit but, only by about $6k. A bank owned sale accounts for the decrease in median sale price. Reviewing the same time period last year the number of homes sold saw a small increase this year – 33 in 2014 and 37 this year. Median sale price is $36,088 higher than this time last year and days on the market are higher this year –13 in 2014 compared to 21 this year. There are currently 91 active detached homes for sale in Kingstowne. It remains a seller’s market but, there are great opportunities available for buyers. The slight increase in inventory has given them more options to choose from while sellers still enjoy low days on the market and a strong sale to list price ratio.
Townhouse Sales in Kingstowne July 2015:

•Highest Priced Sale: $649,000
•Lowest Priced Sale: $280,350
•Median Sale Price: $427,500 (decrease from $433,750)
•Median Days on Market: 11 (decrease from 12)
•Median Sale Price to List Price Ratio: 97.97% (decrease from 98.41%)
The number of townhomes sold in Kingstowne increased again in July but, just by two homes. This is the fifth month in a row the number of townhomes sold has increased. Days on the market didn’t see much change, down by one day and the median sale price decreased slightly, down by a little over $6k. Reviewing the same time period last year the number of homes sold was slightly higher last year - 66 homes sold in 2014 vs. 64 homes sold this year. The median sale price saw a slight decrease this year, down by $8,500. Days on the market remained consistent, 12 in 2014 and 11 in 2015. With only less than 1.5 months of available inventory the townhouse segment of the Kingstowne market continues to experience a seller’s market. There are currently just 81 townhomes for sale and sellers that properly prepare their homes for sale and price the home according to the market are experiencing multiple offers and going under contract in just a couple days. Buyers need to be prepared to make an offer quickly and have an agent who can tour homes as soon as they enter the market in order to be successful in the current market conditions.
