Detached Home Sales in Kingstowne November 2015:
•Number of Sales: 25 (increase by 1 from October)
•Highest Priced Sale: $900,000
•Lowest Priced Sale: $340,000
•Median Sale Price: $570,000 (increase from $568,902)
•Median Days on Market: 35 (increase from 26)
•Median Sale Price to List Price Ratio: 95.19% (decrease from 97.08%)
The number of detached homes sold in Kingstowne remained about the same from October to November, increasing by just one property. The median sale price also remained consistent, increasing by just under $2,000. Days on the market increased in November which is a trend we typically see this time of year. Reviewing the same time period last year the number of homes sold increased this year, 19 homes in 2014 and 25 in 2015. Median sale price was lower last year by over $70,000. Days on the market were slightly lower last year – 29 in 2014 compared to 35 this year. There are currently 60 active detached homes for sale in Kingstowne, down from 77 in October. Winter is a great time to list, buyers that are in the market are serious and there’s less competition from other listings but, it requires the right marketing plan from an agent that knows your neighborhood and who can give your home maximum exposure.

Six more townhomes closed in Kingstowne during October than November. Days on the market increased by 4 and the median sale price saw an increase of $34,000. The number of townhomes sold this year was slightly higher than November 2014; 23 vs. 18. The median sale price increased in November 2015, up by $60,100. There are currently 69 townhomes for sale in Kingstowne, down from 72 last month. This segment of the Kingstowne market remains a seller’s market. Inventory has been very low and while it’s still not plentiful it has slightly increased in the last three months. Homes that are going under contract quickly have similar characteristics; they show well, are priced according to the market, and are easy for agents to show to their buyers. Hiring the right agent to guide you through your sale remains an important factor to sell for the highest price and in the shortest time possible.
